Midleton Housing: Tánaiste Turns Sod on 330-Home Ard Griffin Development

Tánaiste Simon Harris has turned the sod on Ard Griffin, a 330-home HBFI-funded residential development under construction in Midleton, Cork.

Ireland’s housing supply received a significant boost as Tánaiste Simon Harris turned the sod on the HBFI-supported Ard Griffin development in Midleton, County Cork. The Midleton housing project is already under active construction and is set to deliver 330 new homes for individuals, couples and families in the area.

The announcement was made by the Department of Finance on 6 November 2026, highlighting the role of public and private investment in progressing large-scale residential development.

Midleton housing development will deliver 330 homes

Being delivered by Clancy Homes, Ard Griffin will comprise a mixed-tenure community of:

  • 243 houses
  • 87 apartments
  • 33 homes designated under Part V

The development is located at Ard Griffin on New Water Rock Road, Midleton. Construction has been ongoing for approximately two years, with 62 units already sold, indicating strong demand for new homes in Midleton and the wider Cork region.

Tánaiste and Minister for Finance Simon Harris said the project demonstrated how experienced homebuilders, institutional investment and development finance can work together to increase housing supply. He also emphasised that access to viable finance remains important for bringing residential schemes forward at scale.

Public and private sector partnership

The development is being supported by Home Building Finance Ireland (HBFI), which has funded the project since 2024. Clancy Homes is delivering the scheme with equity partially funded by Pearl Residential Equity Fund.

Minister of State at the Department of Housing, Local Government and Heritage John Cummins also attended the site visit. He said continued progress on developments of this size would support Cork’s growth, strengthen communities and provide homes and facilities for the future.

HBFI funding supports Ireland’s housing pipeline

HBFI was established to provide development finance for viable residential projects. According to the Department of Finance, it had approved €3.78 billion in funding by the end of June 2026.

That funding had supported:

  • 256 residential developments
  • 19,399 homes in total
  • 168 projects either completed or under construction
  • 15,610 homes contributing to Ireland’s housing stock through those projects

HBFI also reported that 80% of approved loans were valued at €20 million or less, while 67% of approved schemes contained fewer than 50 homes. These figures underline the organisation’s support for developments of different sizes across local authority areas.

Clancy Homes expands national delivery pipeline

Clancy Homes said Ard Griffin reflects the importance of cooperation between the construction industry, the State and public agencies. The company stated that, with support from its equity partners and HBFI development funding, it has an active pipeline of 2,000 homes across five local authority areas.

For Midleton, the project is expected to add to the town’s residential capacity while supporting continued growth across County Cork. The completed homes will contribute to a broader national effort to increase supply and address housing demand.

What Ard Griffin means for Midleton

The Ard Griffin project shows how development finance can help move housing schemes from planning and funding stages into active construction. Its combination of houses, apartments and Part V homes is designed to support a mixed-tenure community.

As construction continues, the focus will shift to completing the homes and enabling future residents to move into the development. The project’s progress will be closely watched as Midleton and the wider Cork region continue to experience demand for new housing.

Key takeaway: The Midleton housing development at Ard Griffin will deliver 330 homes, supported by HBFI funding and a partnership between Clancy Homes, private investors and the State.
